placed one of our clients in this building many years ago. The firm, Caris &
Company, remains one of our best clients. As Caris & Company grew, we assisted
them with transactions at 201 Mission Street and at 44 Montgomery Street. This
landmark tower is recognizable on the San Francisco skyline and is adjacent to Embarcadero
Center. It is close to the Ferry Building and two blocks from the California Street cable
car line. The 25-story tower and two single-story, plaza-level office buildings feature
more than 500,000square feet of space. The building features convenient access to a
city-owned garage on three levels directly below Maritime Plaza with more than 1,100
parking spaces. North, east and south facing suites have spectacular views of San
Francisco Bay. West facing suites enjoy views of the Transamerica Building and the city. |

represented Artis Capital Management, one of our hedge fund clients, in their leasing of
space in several transactions at this complex when Artis Capital was referred to us by a
client of ours from Goldman Sachs. We also assisted New Mountain Capital, one of our
private equity investor clients as well as numerous others. It remains one of the
most desired locations in the city, particularly, for those commuting to the city via the
Ferry from Marin County. One Market is a property totaling more than 1.4 million
square feet. The building features enclosed valet parking for 160 vehicles with
additional parking for more than 500 vehicles one block to the south of the building. The
lobby is an 11-story, glass-enclosed atrium pavilion. The superb waterfront location
commands spectacular, unobstructed views of the city and bay from virtually all floors.
The pavilion and concourse area feature rich wainscoting, cherry-wood paneling and curved
metal ceilings, accented by stainless steel fixtures and floors of imported marble with
carpeted insets. |

World Trade, Sapphire Investor Relations, Caris & Company and others. 44
Montgomery continues to be one of the best buildings in the city for our clients to locate
at. The property offers a fantastic location in the center of downtown. The
building has a BART station accessible by the building's lower level. Upper floors
offer some of the best views available in the city. The lobby has been newly
remodeled in the recent past. 42 stories and the building contains 650,000 square
feet of space. A nice amenity at the property is a concierge service, which is free
of charge to tenants, whereby tenants may request assistance with arranging hotel stays,
limousine services, and tickets to events for their clients. |

negotiated a lease for Duquesne Capital Management at this building as well as other
tenants. This class-A high-rise is located at the corner of Montgomery and
Washington Streets, directly across from the Transamerica Pyramid. The north side of
the building has views of Coit Tower, while the east side faces the San Francisco Bay.

We
represented the Sparer Law Group in their location (and
a subsequent renewal), at to this building many years ago. It remains their
headquarters location on the top floor of the building, with views that look out over most
of the other buildings in the city's financial district. The upper floors have
outstanding views of the bay. The building is 33 stories and was constructed in 1972. |
